Welcome to Mosey. These Terms and Conditions govern your use of our property management services and website. By engaging our services or using our website, you agree to be bound by these terms.

2. Services

Mosey provides comprehensive property management services for short-term rentals in Portugal, including but not limited to:

  • Booking and reservation management
  • Guest communication and support
  • Property cleaning and maintenance
  • Marketing and listing optimization
  • Financial reporting and payment processing

3. Property Owner Obligations

As a property owner using our services, you agree to:

  • Provide accurate information about your property
  • Maintain appropriate insurance coverage
  • Ensure your property complies with all local regulations
  • Grant Mosey necessary access to manage the property
  • Pay agreed management fees on time

4. Fees and Payment

Management fees are calculated as a percentage of rental income as outlined in your service agreement. Standard rates are:

  • Apartments: 20% + VAT of rental income
  • Villas: 25% + VAT of rental income

Payment is processed monthly, with detailed financial reports provided through our owner portal.

5. Cancellation and Termination

Either party may terminate the service agreement with 30 days written notice. Early termination fees may apply if bookings are already confirmed for future dates.

6. Liability and Insurance

While Mosey takes every precaution to protect your property, property owners are required to maintain comprehensive insurance coverage. Mosey is not liable for damages caused by guests or force majeure events.

7. Guest Bookings

All guest bookings are subject to our booking terms and cancellation policies. Mosey reserves the right to refuse bookings that may pose a risk to the property or violate our policies.

8. Intellectual Property

All content on the Mosey website, including text, graphics, logos, and images, is the property of Mosey and protected by copyright laws.

9. Governing Law

These terms are governed by the laws of Portugal. Any disputes shall be resolved in the courts of Portugal.
